The new built-to-suit facility will rise at the Frasers Property Logistics Center (Mahachai) in Samut Sakhon province and will cover a substantial 65,000 square meters. Designed to meet the demands of high-volume parcel movement, the center will feature advanced Cross-Dock and Dual Cross-Dock systems that allow goods to move seamlessly between inbound and outbound transport. According to Mr. Peerapat Srisukon, Managing Director of the Industrial Property Group at Frasers Property (Thailand) Public Company Limited, the project reflects the developer’s deep experience in delivering modern, sustainable industrial facilities tailored to the digital economy. He noted that the collaboration demonstrates SPX’s confidence in Frasers Property’s ability to support fast-evolving logistics requirements in both Thailand and Vietnam, where e-commerce demand continues to accelerate at pace.

The Mahachai development is part of a broader regional footprint that Frasers Property has established with SPX Express. To date, the two companies have completed or are developing four major projects across Southeast Asia, totaling approximately 345,000 square meters. These include SPX’s first Thai sorting center, a 73,000 square meter facility at Frasers Property Logistics Park (Wang Noi 2) in Ayutthaya, as well as a 54,200 square meter factory and warehouse at BDIP Premium Industrial Park in Vietnam.

Further strengthening this regional collaboration, Frasers Property is also developing a massive 170,000 square meter automated sorting center at Yen My Industrial Centre in Hung Yen Province, Vietnam. Scheduled for completion in the fourth quarter of 2026, this project will become SPX’s largest automated sorting hub in Southeast Asia, underscoring the long-term nature of the partnership.

Sustainability is another defining feature of the Mahachai facility. The building is being developed to LEED Gold standards, incorporating rooftop solar panels, LED lighting, water-saving sanitary systems, and architectural design that maximizes natural daylight to reduce energy consumption.

Ms. Yada Intakanok, Director of Business Strategy at SPX Express Thailand, said the new center marks a critical step in strengthening the company’s nationwide delivery network. She emphasized that working with a reliable development partner enables SPX to expand with confidence, enhance service quality, and contribute meaningfully to Thailand’s logistics ecosystem.
